It's all about Nvidia this morning after NVDA posted strong earnings and guidance. Technology stocks are jumping, with semiconductor and AI-related names leading the way higher.

It's nice to see software stocks participating in this rally. Salesforce, Okta, and CrowdStrike are all up after reporting strong earnings/guidance. The bigger question is whether this is just a relief rally or something that can be sustained longer-term.

On housing: in 2010, it took the average American 3.3 years of gross income to buy a new home. Now, the ratio is 6.0 years. Crazy stuff.
